Creating a sustainable eco home in rural Shropshire via JCT Design & Build

Bespoke Construction Consultants has been appointed as Employer’s Agent for the construction of a bespoke Passivhaus home in rural Shropshire.
The £700,000 project for private clients Mr and Mrs Lyster is being delivered under a JCT Design and Build contract and reflects their vision to create a sustainable “forever home” that blends sensitively with the surrounding countryside while supporting long-term accessibility needs.
Initially introduced by referral, Bespoke was first engaged to address budget challenges when the original scheme exceeded cost targets. Working closely with the clients and design team, the project was reviewed and respecified to improve buildability and cost efficiency while protecting the architectural intent and environmental performance of the design.
Following a competitive tender process, Aspire Building Contractors was appointed to deliver the scheme.
Our role includes:
Acting as the primary client representative, administering the contract in line with JCT provisions
Issuing instructions, confirmations and clarifications to the contractor
Assessing and certifying payments, variations and extensions of time
Monitoring contractor progress, quality and adherence to programme and budget
Coordinating inspections, snagging, and final handover, including O&M manuals and warranties

Realigning the scheme with the client’s budget while protecting key design ambitions
Securing a trusted local contractor through a competitive tender process
Delivering cost and programme certainty through structured contract management
Providing regular site and progress monitoring to ensure consistent delivery

Sustainability and community focus
The home has been designed to Passivhaus principles, prioritising exceptional energy performance through highly insulated, airtight construction and careful detailing.
Low-carbon technologies including photovoltaic panels with battery storage and an air-source heat pump will further reduce energy demand and operational emissions.
The design also incorporates step-free access, generous circulation spaces and adaptable layouts to support future wheelchair use, ensuring the property can continue to meet the clients’ needs for decades to come.
With completion due in September 2026, the project demonstrates how collaborative planning, sustainable design and structured cost management can deliver a modern, low-carbon home tailored to its owners while respecting its rural Shropshire setting.
