Summary

Our client introduced us to this parcel of land as a potential development site. Based in the rural village of Bowmere Heath, Shropshire, the site sits on the edge of the development boundary within the village. It had limited development potential for open market housing since Shropshire council had overachieved on their 5-year housing land supply.

 

However, on review of the site and from speaking with the local authority it was discovered that Bowmere Heath had a documented need for affordable housing that wasn’t yet being met.

After working with the local authority’s housing enabler to better understand the housing need and determine the number, tenure and mix that would be acceptable in terms of planning policy, we appointed a team of consultants to submit a detailed planning application and all relevant technical surveys for the scheme as a Rural Exception Site.

 

After stumbling upon many of the usual challenges that planning presents, we successfully secured full planning permission for our client. We then worked collaboratively to find and secure a housing association partner and provide our client with a land and build style contract.
