What we did
Bespoke Construction Consultants was appointed to provide cost consultancy, value engineering and contract administration services for Green Barn, a thoughtfully designed, low-energy home set within the rural landscape of south Shropshire.
Conceived as a long-term ‘forever home’, the property was designed around Passivhaus principles, combining exceptional environmental performance with accessibility and adaptability to meet the clients' changing needs over time.
Following the initial design stage, a detailed cost appraisal revealed that the proposed scheme had exceeded the available budget. Working closely with the architect and clients, Bespoke undertook a structured value engineering process to bring costs back into alignment while protecting the architectural vision and key performance requirements.
The result is a high-quality, energy-efficient home, successfully delivered within the agreed 42-week programme.

Designed around Passivhaus principles, the property incorporates highly insulated, airtight construction, photovoltaic panels with battery storage and an air-source heat pump to minimise energy demand and operational emissions.
Accessibility was equally important to the clients. Step-free access, generous circulation spaces and adaptable layouts have been incorporated throughout, allowing the home to accommodate future mobility requirements, including wheelchair use.
Throughout construction, Bespoke worked closely with the clients, architect and Aspire Building Contractors to maintain cost control, monitor progress and manage potential risks. Regular reporting and clear communication ensured that issues were identified and resolved collaboratively.
The project was successfully completed within its 42-week programme, delivering a low-energy, accessible home without compromising the clients’ original ambitions.
Importantly, the structured approach to cost management brought the scheme back within budget, protected its environmental performance and provided the clients with confidence throughout the construction process.
