Summary

Holmes Marsh comprises of eight properties, including detached houses with fourbedrooms and bungalows with three-bedrooms, all up for sale in the Village of Lyonshall (on the edge of Rural Herefordshire). Each property benefited from having a garage and a large garden.

 

We were tasked with managing the purchase of the site on behalf of our client. After initially being provided with a vague outline plan for up to five units, we negotiated an additional three units with the planners during the Reserved Matters. This greatly improved the Gross Development Value (GDV) and the land value of the site, from the point of purchase.

The site was extremely well received, with the first 7 units selling on the day of their release and the last remaining units just a few days later. Our client was thrilled with the total GDV of the site as well as the rate of sale, which significantly outperformed their initial expectations.
