Hawthorne House

Following the successful delivery of our previous scheme in Minsterworth, Gloucestershire, we were appointed by Res Design and Build to carry out a detailed cost plan, both pre and post planning.

 

We also set up cost controls and valuation report templates to use during the delivery of the project. The scheme was based on a large house with extensive gardens that was for sale on the open market.

 

Being within the linear development settlement boundary for the village, we saw its potential for further development and applied for a two-phased approach with Planning in Principle Application. The first was for four units to be added to one side of the house, and the second for a further four on the other side.

 

Both Planning In Principle Decisions were granted, so we worked with our client to complete the Technical Detail’s Consents for both phases to make sure we had a deliverable product.

 

The final consented scheme involved initially refurbishing the existing house, then following this, the construction of eight large executive five-bed detached houses.

On gaining approval from Technical Matters, our appointment was extended to project manage the delivery of the scheme, including the procurement and management of subcontracting trades as well as dealing with valuations and the draw down process through external funders. Lastly, we completed the day to day management of the site through to its successful delivery.
