What we did
Bespoke Construction Consultants was appointed to deliver the partial refurbishment and redevelopment of The Church of Pentecost UK’s existing commercial building in Peckham, transforming it into a modern, flexible worship and community facility to support a growing congregation and diverse weekly activities.
Following challenging experiences on previous projects, the client sought a more transparent and collaborative delivery model. The scheme was procured under JCT Construction Management, providing greater cost clarity, early supply chain engagement and active management of risk.

Summary
Through the Construction Management approach, trade packages were procured on an open-book basis and managed directly on the client’s behalf. This enabled improved budget control, enhanced flexibility to accommodate change and stronger collaboration between the client, consultants and specialist trades. Continuous cost monitoring, programme control and proactive risk management remained central throughout.
Delivered within a 42-week programme, the development combined new construction with significant refurbishment works. A new steel-framed worship hall forms the heart of the scheme, complemented by teaching rooms, offices, reception and welfare facilities, media and broadcast suites, and supporting accommodation. The building was equipped with integrated audio-visual and lighting systems to support large-scale services and community events.
Despite the challenges of a busy urban location, careful logistics planning and stakeholder engagement ensured the project completed on programme.
The result is a contemporary, future-ready facility that supports worship, education and community engagement, while demonstrating the clear value of a well-managed Construction Management procurement strategy.
