Summary

This parcel of land in the rural village of Sedgeberrow, was purchased under option by one of our long-standing clients at Wolverley Homes. It sits on the edge of the development boundary within the village of Sedgeberrow, in what was effectively Green Field land. This meant it had limited development potential for open market housing, especially as Shropshire Council had overachieved on their 5- year housing land supply.

 

On speaking with the local authority and reviewing the site, we discovered that the village had a documented need for affordable housing that wasn’t yet met.

 

We worked with Wolverley Homes, providing them with technical support and cost advice throughout the planning application process to achieve a positive outcome.

 

The justification of cost and understanding of the technical constraints were critical for in making the process a success. Although it was classed as a Rural Exception Scheme,

our client was aiming to secure open market houses under cross subsidy and meet the affordable housing need of the village.

 

Because of this, the evidence gathered would be crucial in proving that the scheme was deliverable and viable to the district valuer. The aim was for the open market units

to financially prop up the delivery cost of the affordable units.

 

Last, but not least, we found a suitable build partner to deliver the affordable units to the partnering housing association.
