24 new homes in partnership with Signature Homes and Citizen Housing Group

Bespoke Construction Consultants has been appointed as Employer’s Agent for a new residential development of 24 homes in St Weonards, Herefordshire.

The scheme, developed by Signature Homes in partnership with Citizen Housing Group, will deliver 16 open-market properties and 8 affordable homes using traditional construction methods.

With design led by Quattro Design Architects and oversight from the Duchy of Cornwall, the development is designed to reflect the rural character of the area while meeting local housing needs.

Bespoke was initially engaged to introduce the opportunity and support early stage risk management by bringing forward a partnering contractor with a fixed build cost. This proactive approach de-risked the project and secured cost certainty before contract award.

As Employer’s Agent, Bespoke’s role will span contract administration, progress monitoring, payment certification and delivery oversight through to completion.

Our role includes:

• Acting as the client’s representative, managing contract administration and ensuring compliance with the employer’s requirements

• Monitoring contractor progress, quality and adherence to programme and budget

• Reviewing and certifying payments, variations and extensions of time

• Coordinating inspections, snagging and handover, including final account and certification

• Ensuring delivery of as-built information, warranties and O&M manuals

Running from December 2025 to April 2027, this project represents a collaborative partnership between the Duchy of Cornwall, Signature Homes and Bespoke Construction Consultants, working together to deliver high-quality, sustainable homes that will serve the St Weonards community for generations to come.
